**PDLC retrofit film**: AED 150 to AED 350 per sqm installed, depending on glass area, accessibility, and film specification. A 10 sqm glass partition in a Dubai office or villa would cost approximately AED 1,500 to AED 3,500 installed, including the switching controller and wiring.
**New smart glass panels**: AED 800 to AED 1,500 per sqm supply only, before installation labour, frame modification, and glazing work. Total installed cost for a 10 sqm partition typically runs AED 12,000 to AED 20,000 or more when structural changes are factored in.

**Electrical connection.** PDLC film requires a low-voltage (typically 50-70V AC) power supply. Busbars are attached to the film's edge conductors, and thin wires run to a switching controller. The controller connects to a standard wall switch or smart home system. The wiring is typically concealed within the wall or routed along skirting, depending on the property.

Smart glass retrofit film is well suited to specific applications where switchable privacy is the primary requirement rather than solar heat rejection.
**Bathroom windows and partitions.** Bathroom windows in Dubai villas often face neighbouring properties or communal spaces. PDLC film provides on-demand privacy without the need for frosted glass or permanent obscuring film. The window can be left clear when the bathroom is not in use and switched opaque when occupied.
**Glass-walled meeting rooms and majlis rooms.** Open-plan offices and majlis spaces with glass walls benefit significantly from switchable privacy. The space can function as a visible, open area during normal use and be converted to a private meeting space with the flip of a switch.
**Master bedroom windows.** Bedrooms facing community gardens, pools, or neighbouring villas in Dubai residential developments are prime candidates for retrofit film. Occupants get a clear view during the day and instant privacy at night without curtains.
**Ground-floor living room glass.** For villas with extensive ground-floor glazing visible from streets or community pathways, PDLC retrofit film provides the option of clear glass by day and opaque privacy when desired.
Retrofit film is less suitable where solar heat rejection is the primary concern. PDLC film provides minimal heat rejection compared to dedicated solar control or ceramic window film. What Are the Limitations of Smart Glass Retrofit Film?
Smart glass retrofit is an effective product but it has practical limitations that are worth understanding before committing to installation.
**Clarity in the on-state.** PDLC retrofit film does not achieve the optical clarity of purpose-built smart glass panels. In the powered-on (clear) state, retrofit film has a slight haze that is visible on close inspection. In bright sunlight, this haze is more noticeable. For applications where perfect optical clarity is essential, such as display windows or camera-facing partitions, laminated smart glass panels are the better choice.
**Power requirement.** Unlike passive window film, PDLC film requires a continuous power supply to remain clear. If power is cut, the film defaults to its opaque state. This is actually a useful fail-safe for privacy applications but needs to be factored into the electrical planning for the space.
**Existing glass condition.** PDLC film requires sound, clean glass to perform well. Scratched, etched, or coated glass may not provide a suitable surface for application. Tempered or heat-strengthened glass in many Dubai buildings is fine for PDLC film application, but laminated or very old float glass with surface degradation may require assessment before installation is confirmed.
**Smart home integration complexity.** While PDLC film can be integrated with smart home systems including KNX, Lutron, and standard 0-10V dimmer protocols, the integration requires an electrician familiar with low-voltage switching systems. Can Smart Glass Retrofit Film Be Used in UAE Villa Communities?
Community appearance guidelines in Dubai master developments such as Arabian Ranches, Jumeirah Golf Estates, Emirates Hills, and Palm Jumeirah apply to the exterior appearance of properties. PDLC retrofit film, applied to the interior surface of windows, does not change the exterior appearance of the glass in a way that violates most community guidelines.
In the opaque (off) state, PDLC film appears white or milky from the exterior. Some master developers may have specific requirements about the appearance of frosted or opaque glass panels visible from the street or community areas. Before installation on any window visible from a community road or neighbour's property, confirm with the relevant developer's community management team.
For interior partitions within villas, including glass walls between rooms or glass doors, no community approval is required. These are internal modifications with no exterior visibility impact.
